  2. Excellent read thanks. We are building our smallest house of our lives . Married for 50 years lots of children and grandchildren. We have turned the corner this house is just for us. Great hotels for them to visit and we love to travel to visit them . Our perfect house is 1623sq ft. 2 bedrooms 1 little den area living space that includes living dining kitchen space all in one. A beautiful floor to almost ceiling a set of 3 sliding glass doors that looks out to a cute little lawn we are on a hill and we can’t see our neighbors in the back. So oh my goodness we have stuff like crazy trying to get rid of and furniture that is heavy lazyboy everything beautiful pine square dining table that seats 6 . Nothing will go with our new life style we like company a little bit well maybe over for cocktails! Small is the new us. Oh yeas art work that is not anything but sentimental. At least we have a couch that might fit for the time being. Help just give me advice on where to start. Yes my husband has a big big TV at least it can hang on the wall

    Would you recommend the rug in a carpeted room as well?
    (Floors are dark blue with white walls – so might be overkill)

    I found this information very informative, especially in regards to a small room. I took your points about sofas with legs and proportions eg not having high backs to the sofa.My question is what style of chair would you suggest to accompany the sofa. I have been showing an older relative your information, however, she feels she would be more comfortable with a chair.

  6. I like the idea of high feet under the coach to raise the look of the height of the coach. I am somewhat handicapped and can’t have too high seating. I have 5 x8 area rugs which leave some wood floors visible on all 4 sides. Would a smaller coffee table make the room look larger? I have 2 end tables on each side of the coach. I do not want to eliminate the 2 and tables as the christmas tree sits on 1 table for 4 week & the other has a nice lamp with some books table?
    Is it wise to have a small gas fireplace in a tv stand of 88 ” long to save space against a wall of a out 109 ” long? The couch is on the opposite wall. I have a loveseat My apt. Is a 1 bed 1 bath approx 740 sq.feet.
    I have a galley kitchen behind the 109″ wall.
    In summary I have 2 questions above. Please advise. Thank you very much.

    1. Hi Andrea, maybe your side tables are enough? Or a set of small nesting coffee tables. Nothing necessarily wrong with the gas fireplace in the tv stand if it works in your space and it means your fireplace is positioned well for how you use the room.

  7. Hi Chris, for a which I’ve been looking in upgrading my lounges trying to find the same size but unable to find 700 in depth by 1600 in length needing some help as I don’t believe these sizes are not made anymore noting this a 3 seater. Thanks in advance.

    1. Hi Sergio, nothing is coming to mind sorry. You might need to get something custom made if you need a very specific size.

I am experiencing problems with this one room to position & yet to purchase I think a 2 x seater lounge suite/decorate an open L shape lounge/dining 70’s renovated house.The lounge area has a fire place with tumble exposed bricks, Jarrah wood shelves & cupboard below on one side, corner floor to ceiling windows on the other and on the opposite side a sliding door. I prefer a minimalist Hampton uncluttered streamline look. My floors are now light Oak, all window trimmings are white plantation shutters.
