in with the new

Don’t Move Into an Empty Home

Swinging open the doors to your brand new home – there’s nothing more exciting. But there’s something that kills that fresh-build buzz pretty quickly: waiting months for new furniture.

At TLC Interiors, we specialise in furnishing new-builds as soon as they settle – so you’re not left with unusable rooms.

We carve out your dream scheme while construction takes place, we order and hold everything in storage ready for handover, and then bring it all in when you get the keys.

It’s the ultimate no-wait experience. Your dream home, with your dream furniture and decor, all ready to live in and love (without you breaking a sweat or cracking a frown).

HERE’S THE THING

Furnishing is More Than Just Furniture

Every room in your home resolved, with a design that’s not only a stunner to look at but comfortable too. It’s what we’ve been delivering to Melbourne homeowners for over a decade.

And it’s so much more than just furniture.

Your builder gives you the house. We create the home.

We also source art, lighting, rugs, bedding and more. We’ll even specify towels and cutlery if you need. It’s literally everything required to start living your best life in your new space.

We can design cabinetry for installation post-settlement too, as well as take care of window coverings like rollers and sheers (all manufactured and installed by our reputable trades).

The Work You Don’t Have To Do

There’s a lot that happens behind-the-scenes when we furnish your new-build home.
Here’s just some of the work you don’t have to worry about when you hire us to get it done during construction:

The Research

Spend hours online looking at furniture. Get all the measurements from your floor plan. Ensure all the furniture sizing is right. Figure out which suppliers have showrooms so you can see the pieces in-person. Call them all to book in appointments. Visit them and purchase.

The Logistics

Make separate payments to every supplier (there will be dozens). Organise separate deliveries from all the stores. Arrange all the furniture when it arrives. Hang the art. Buy the decor. Style it in the rooms. Manage and process any returns or exchanges. Field all the phone calls.

The Decisions

Figure out your furnishing style. Does what you like actually work the selections you’ve made for the build? Ensure you have the correct colours, fabrics, and patterns in every room. Get the best price for every piece. Know where to invest and when to pull back. Hope it all turns out OK.

Our Proven Furnishing Process

We follow a proven process when we furnish new properties for our clients. This ensures the entire journey is worry-free for you (because the build itself can be stressful enough).

You’ll chat to our design director Chris during an initial 20-minute call. You’ll discuss what you’re hoping to achieve, the level of help you require, the timeframes for your build, and the size and scope of the home.

We’ll also talk about one of the most important factors: your budget. This is so we can ensure your expectations and the project are aligned — and that we’re the right team to help. Turnkey solutions like this do require a decent investment.

We’ll meet for a focused, practical design consultation.

Given your new home is under construction, this session will take place at our offices, in your current home, or on the build site if you’re toward lockup stage.

The 90-minute session we’ll cover off elements like layout, furniture, colour and style, flow, room functionality and anything else that you need help with.

We’ll examine your floor plan too, virtually walking through every room so we know what it will be used for and what it needs.

Before Chris leaves, he’ll note down all the design solutions required to fully resolve every room.

If you’re a good fit, we’ll put together a detailed proposal outlining the scope, design fees and anticipated furnishing and decorating costs. Once you sign on, we get to work.

Your investment in the 90-minute in-home consultation is $440.

Once you’re on board, the work (and fun) really begins.

We develop a comprehensive design concept for your new-build. This will include 2D layouts, 3D perspectives where required, mood boards for each room so you can visualise what they’ll look like, plus furniture and decor selections, and colour and texture palettes.

Many clients also use us to design cabinetry for their new-build if they’ve elected not to do this through their builder. The same goes for window coverings.

This design concept is presented to you, your feedback collected, and we move onto the next stage.

If needed, we coordinate trusted trades and specialists for elements such as painting, cabinetry, window treatments and electrical work.

We’ll also take you to our supplier showrooms to road test recommended furniture from the design concept – where seeing, sitting on and experiencing something in person can make all the difference in confirming it’s the right piece for you.

You’ll receive a detailed schedule of selections and costs for approval before we move into purchasing anything for the home.

When everything is approved by you, we coordinate the purchasing process on your behalf. We’ll then get everything sent to our third party storage facility, where items are quality-checked and stored ready for handover.

Once you get your keys, we ask for a few days in your home uninterrupted. This is where the magic happens: delivering it all to your apartment, then styling it all at so you can see everything come together – read to live in and love.

MEET YOUR interior designer

Hi, I’m Chris

The TLC team and I have transformed homes for over 13 years, and furnishing new-builds is our speciality.

Having purchased off-the-plan before, I understand how frustrating it can be to go through the entire build journey, only to end up with a beautiful – but empty – home.

The good news: furnishing your new-build doesn’t have to be hard.

It’s a tonne of work, but a job you don’t have to do. Let me drive the design for you. All you have to do is say yes to my genius ideas, pay a few invoices and then enjoy life in your new abode.

Along the way, I’ve worked as a designer on the Channel 10 reboot of Changing Rooms, written for realestate.com.au, and appeared on Sunrise, The Morning Show, and in Inside Out magazine.

Your INVESTMENT

Can We Talk Budget?

We go into every project asking clients for clarity around what they wish to invest in the furnishing of their new home.

Talking about budget shouldn’t be an awkward conversation.

When clients are cagey about what they have to spend, we are essentially designing blind. We need to know if there’s budget for our phenomenal ideas, or if we need to be clever and sort out some more-affordable solutions for you.

As a guide, here’s what to expect to fully-furnish a home:

  • A smaller-footprint apartment starts at approx $50,000
  • A multi-bedroom townhouse starts at approx $70,000
  • A large multi-storey family home starts at approx $90,000

We can discuss this more on our call, as every home is different and has very individual requirements.

All Your Questions Answered

We furnish and design new-build homes across Melbourne. That covers all of Melbourne metro and the outer suburbs.

That said, depending on the project we will travel further. Reach out via the form below and we can have a chat.

It depends on the size and complexity of your home, as well as how quickly you make decisions and how quickly we get to lock in your purchases.

As a guide we often say we’ll be in your life for around six months. Our internal process takes a few months, then when we get to ordering furniture we are at the mercy of suppliers in terms of stock and product lead times.

That’s why we always advise you to reach out as early as possible if your home’s construction has commenced.

We work with a broad range of furniture, lighting, decor and design suppliers for your apartment — from established brands and specialist showrooms to independent artists and makers we’ve discovered along the way.

Where we shop depends entirely on what your apartment needs.

The goal isn’t to fill your apartment with products from a particular list of stores. It’s to find the right pieces to create the finished space.

Absolutely.

We don’t believe starting from scratch is always the answer. If you have pieces you love, we’ll look at how they can work within the new home design.

Sometimes they become part of the finished scheme. Sometimes we’ll suggest moving them elsewhere. And occasionally, we’ll be honest when something has simply reached the end of its useful life.

The goal is home that feels like you, not a showroom full of things you just bought (or old pieces that are holding you back).

Earlier than you think.

Getting us involved during construction — and ideally while important decisions are still being made – is key. Knowing your interior selections, for example, can help us solidify the best style and scheme for the furnishing we choose.

If your home is nearing completion, we can absolutely still help you. Small delays may apply.

We have established relationships with a wide range of furniture, lighting and decor suppliers, and where trade pricing is available to us, we use those relationships as part of the purchasing process.

We’ll explain how purchasing and pricing works for your particular project during the proposal stage.

No — and that’s intentional.

We don’t believe every client should end up with the same “Chris look”.

Our job is to understand your apartment, your personality, how you live and what you respond to, then translate that into a cohesive design.

We can work with a range of styles, from understated and relaxed to colourful, bold and full of personality.

Absolutely. We often get involved early with clients if they need a helping hand locking in design decisions with the builder. We can even carve out the entire interior selections for your build if you need – so all the decisions on flooring, paint, tiles, tapware and more are set. We can discuss this during our initial phone call.
